Almost every builder or tradie has looked at a site and wondered if they’ve got what it takes to develop it themselves – but organising all the bits that go with the supply and install can get too much.
For some, the challenge of arranging supplies, fittings and fixtures, and then getting them delivered on time and installed properly – within a reasonable timeframe – is one headache too many. That’s why developers have entire teams of people, right? Well, sometimes, but that doesn’t necessarily mean you need a team like that yourself. Developer Colin Parkes made the move into the construction business from an accounting background more than 20 years ago. He quickly realised that one of the big problems builders generally face is the cash-sucking overheads when it comes to whole-of-build: business development officers, build managers, supervisors and more. “Those overheads cost [money] and it’s got to be added to the project,” says Colin, the man behind boutique developer Gembrook in Victoria.
